Compare bids and set a budget

Turn several proposals into one comparable view of scope, assumptions, and risk.

Compare line by line

List each proposal’s labor, material specifications, quantities, allowances, permit responsibilities, waste removal, site protection, and finish work. Mark anything omitted or described only as “as needed.” Ask bidders to clarify differences in writing before choosing.

Treat allowances as estimates

An allowance assigns a provisional amount to a selection or uncertain task. Record what is included, how the final price will be calculated, and when you must decide. A change in product price may also affect delivery, installation labor, and schedule.

Set aside room for surprises

Renovation can expose damage or outdated systems. Discuss the likely unknowns with the design and construction team and keep a contingency appropriate to the project. Record which changes use it, who authorizes them, and the remaining amount.

Tie payments to work

Agree on a written payment schedule tied to clear milestones and applicable local rules. Keep invoices, receipts, lien releases where appropriate, and a record of approved changes. Do not assume a proposed total includes every tax, permit, utility, design, or inspection cost.
