Choose and verify a contractor

A good hiring process compares fit, documentation, and communication alongside price.

Describe the same scope to each bidder

Provide the same drawings, materials assumptions, site access information, and desired schedule to each candidate. Ask who will supervise daily work, which tasks will be subcontracted, and how questions and changes will be handled.

Verify independently

Check the license category and status with the relevant state or local licensing authority. Ask for current insurance information and verify it directly with the insurer when appropriate. Review references for work similar to yours, including a recent project and one completed some time ago.

Discuss the working relationship

Ask who orders materials, how often you will receive updates, what happens if concealed conditions appear, and how the site will be kept safe and secure. Request a named contact and a written schedule for key decisions.

Keep records from the first meeting

Save the written proposal, identified exclusions, change-order process, payment milestones, and any warranties. A low headline bid can be expensive when essential work is excluded or left as an allowance.
