Plan a new building

Work backward from the site, approvals, and decisions that set the design.

Test site feasibility

Review access, topography, drainage, utilities, easements, setbacks, and land-use rules. A conceptual sketch does not establish that a building can be approved.

Assemble the team

Depending on the project, you may need a surveyor, architect, engineers, builder, and specialist consultants. Assign responsibility for coordination and applications.

Align plans and budget

Set a cost target before design is complete. Ask for cost checks at agreed stages so that size, structure, finish level, and site work remain aligned with the budget.

Plan the handover

Identify utility activation, tests, final approvals, manuals, warranties, and occupancy conditions early. Assign someone to collect each item.

Project checklist

  • Confirm site constraints before design commitments.
  • Name the design and construction coordinators.
  • Price the design at agreed milestones.
  • Assign responsibility for occupancy and final documentation.

Questions to ask

  • What site conditions affect design?
  • When are cost estimates updated?
  • Who coordinates utilities and final approvals?
Verify locally: Permit rules, licensing, contracts, and inspections depend on your location. Confirm current requirements with the relevant public office and qualified professionals.
